You will be introduced to our INHOUS development consultant who will guide you through a specific structure relevant to your project.  This can commence at pre- or post-purchase stage. We can arrange development appraisals and once committed we can assemble the project delivery team best suited for your specific needs.

Case Study

Pelham Place- South Kensington, London, SW7.  (Full end to end service)

INHOUS was engaged by a private client to search for a family home in Kensington/ Chelsea. Utilising our exclusive network, we sourced an off-market Grade II listed town house in Pelham place, SW7. The property needed a full refurbishment. The client who was based overseas was reluctant to take on the project due to the many uncertainties of development.

We conducted a pre-purchase appraisal advising the client of the likely additional space that could be gained by way of an extension together with the costs associated with the refurbishment. This information was compiled in conjunction with a trusted Architect who understood the restraints of the Grade II listing and had experience working with the planners in the borough. Armed with this Knowledge the purchaser was confident and satisfied to commit to the purchase.

On completion of the sales process, INHOUS set about assembling a design team to do concept designs, which when agreed with the client went forward to a pre-planning application. Following a successful outcome of pre-app, a full planning permission application was lodged. During this period, we stared assembling the rest of the project team which included, Engineers, party wall surveyors, Quantity surveyors, Service consultants and interior designers. The project was budgeted and issued to contractors by way of a competitive tender, following which a contractor was appointed. INHOUS was involved in all of the above processes and advised and reported back to the client each step of the way. Following contractor appointment INHOUS appointed a client representative project manager who oversaw the project to completion. The full process from pre purchase to completion was 24 months. From this David joined a property investment firm developing relations with Asian and European investors. He managed client investment portfolios and gained excellent expertise in the acquisition & disposal of residential properties.

David has always had a strong interest in the residential market of prime central London and decided to focus his attention within this sector. Gaining valuable knowledge across a variety of London locations. His broad experience means clients benefit from his extensive network of contacts and thorough understanding of the London and European markets.

Gillian Shubotham

After completing a Masters in Project Management, Gillian began her career as an investment portfolio manager with one of Ireland’s most prestigious private banks advising and managing clients on their multimillion portfolios across various asset classes.

Gillian's passion for investment in property saw her move to New York where she studied property and facilities management in NYU before settling and immersing herself into all things property in central London. In 2010 Gillian joined one of London's most successful residential agents as a sales negotiator covering prime central London, specialising in the borough of Kensington & Chelsea. Gillian was promoted to sales valuer in their best performing office, covering the Kensington area. Here Gillian forged excellent relationships with her vendors helping them with valuing, marketing, conveyancing and the overall sales process of their property, minimising stress while achieving the best possible price for her clients.

Gillian has a wealth of experience and in-depth knowledge of the purchasing, valuing and selling process of residential property particularly in the prime London market.

Barbara Carty

Barbara previously worked in Service Delivery Management for both IT start up and Multinational companies for over 12 years. This included managing global accounts (Boots, Toyota) as well as driving strategic global projects to improve Service Delivery. Global mobility became a prominent part of her life, frequently travelling to work in America, Australia and London.

Barbara’s experience delivering exceptional levels of service to International clients allowed her to transition into the Property Service industry. Barbara set up the Dublin office for INHOUS over nine years ago initially working freelance for private clients within Dublin.

We advise our clients on the sale, purchase, and letting of properties with a value in excess of 1 million Euro. We provide a Turnkey Relocation Service for Executives and private individuals moving to Dublin and London. Barbara will provide specialist advice and solutions at each stage of your property journey.

Carmel Waller

Carmel graduated from Swinburne University of Technology in 2002, completing an Advanced Diploma of Business Marketing.

Carmel worked in the hospitality industry in a boutique hotel for 3 years to support her studies and gained experience in various roles within the hotel. A desire to see the world took her to London in 2003 and she secured a position at another boutique hotel based in South Kensington, helping to oversee the smooth running of the hotel operations.

Her advancement in the property industry started in 2006 and nine years later saw her help run offices based in Kensington, Chelsea and South Kensington for an award-winning central London Estate Agent. Carmel was promoted and became involved in new staff training alongside office operations.

Over the last 20 years in London Carmel has developed strong operational and customer service skills as well as gaining a broad knowledge of the property industry.

Angus Dixon

Having studied Property Valuation and Investment at the University of Aberdeen, Angus started his career at one of Scotland’s largest property companies, covering roles in lettings management and agency sales.

In 2013, Angus moved to Hong Kong to play rugby and further his career in property. In the six years that followed, he has advised private clients on overseas investment opportunities, focusing on the London and wider UK markets. During his time in Hong Kong he gained experience working with developers and agents to guide his clients throughout the entire process of each property transaction.

Angus has established an extensive knowledge of the London market allowing him to provide excellent advice to clients, helping them to achieve the best outcome possible. Like the rest of the INHOUS team, Angus delivers exceptional levels of service, ensuring clients are well-informed and accurately advised at all times.

Sylvie Harris

After university Sylvie taught English as a foreign language both in the UK and overseas before joining a Canary Wharf-based mortgage brokerage.

In 2005 the lettings industry came calling and is where Sylvie worked for the next decade for market-leading London based estate agents, working her way up from lettings negotiator to lettings director. For the past six years she has worked as an asset and portfolio manager, gaining a 360-degree experience in the property sector.

Sylvie uses her extensive experience of the lettings market to advise our clients, with a meticulous attention to detail.

Hamish Bruce

Hamish graduated university with a degree in Estate management and subsequently moved to Cape Town where he began his career in property as a commercial broker. Following a few entrepreneurial ventures, he moved back to the UK, joining one of London's leading residential estate agencies where he spent almost 10 years selling a wide range of property across multiple areas of the Capital to both HNW clients, developers, investors and families. As a manager he lead offices to great success with a reputation for always exceeding targets and building strong relationships with his clients. 

Hamish brings an extensive knowledge of the London property market along with a passionate drive to achieve the best results. This combined with his excellent attention to detail and high levels of service, allows him to steer his clients through the property acquisition or managed sales processes in a clear and succinct manner. 

Shane McGill

Shane is an experienced construction professional with over 25 years in construction and property development. He has been at director level for 20 years as a partner in an Irish construction and development firm. The firm specialised in construction of medium size luxury residential apartment developments in Ireland and UK.

Shane has been part of a leadership team that took the Irish construction company from a small contractor with staff of less than 5 employees and a turnover of €100K to a medium size construction and development company with a staff of over 50 direct employees, when at its peak had a turnover of €20M per annum. Separately he has managed and completed several luxury single home residential refurbishments in prime central London.

Her strength lies in fostering meaningful relationships and building trust, which has helped her develop a strong referral network across both US and international markets. FEES FOR TENANTS

Tenancy charges may vary, depending on the agreement we have with you, so it’s best to ask the INHOUS lettings department.

Permitted Charges in accordance with the Tenant Fee Act 2019

The following payments may apply when entering an Assured Shorthold Tenancy:

First month’s rent In advance
Tenancy Deposit 5 weeks, or 6 weeks if annual rent is over £50,000
Holding Deposit One week’s rent, put towards your first rent due
Early termination when requested by the tenant A charge not exceeding the financial loss experienced by the landlord
Default charge for late payment of rent A maximum of 3% above Bank of England base rate, charged when rent is more than 14 days late
Default charge for replacement of lost key or security device Equivalent to cost incurred
Changing the tenancy documents after the commencement of the tenancy, including change of sharer £50 incl. VAT

The following payments may apply when entering a Non-Housing Act Tenancy:

A Non-Housing Act Tenancy is formed when the annual rent exceeds £100,000 or the property is occupied by a Company rather that an individual.

Lettings Service Only: 10%+VAT (12% inc. VAT) – Including rent collection
Letting and Management Service: 16%+VAT (19.2% inc. VAT)
Short Let (less than 6 months): 24%+VAT (28.8% inc. VAT)
Lettings Renewals Service: 8%+VAT (9.6% inc. VAT)
Lettings and Management Renewal: 14%+VAT (16.8% inc. VAT)
Short Let Renewal (less than 6 months): 24%+VAT (28.8% inc. VAT)

We will not be charging clients fees for referencing, tenancy agreements or deposit registration.

The costs of a clean, EPC, gas safety, EICR, PAT and inventory are set by third party suppliers and prices may vary. The below schedule is to give you an idea of what you would typically pay.
